About Hampton Estates

In a university town like Boone, there are a lot of developers that target the single student market, or seasonal renters.
Hampton Estates is Boone's first gated master planned community and the first development in Boone to include restrictive covenants that exceed the town's requirements and encourage owner-occupied houses, town homes and condominiums and discourage rental occupancy,
starting at $125,000.

Our neighborhood is being developed on ten sheltered acres of beautiful land that provides in-town living with rural views of woods and the surrounding mountains.
We want to sustain the small-town atmosphere we love about Boone by using the Arts & Crafts style of architecture that became common to this area just after the turn of the last century.
We will use construction methods designed to minimize the impact on the environment and our houses will use the most modern materials feasible. Sidewalks, picket fences and tree lined private streets will lead past your neighbor's front porch to your new home.
Drive by our park-like recreation area with towering trees on your way to your new condominium which will have great views of the surrounding mountains and one of our beautiful green spaces.

Hampton Estates has easy access to work, schools, recreation areas, shopping via US 421, Bamboo Rd. and Watauga County's transportation of Appalcart. A foot path will lead from the neighborhood to access the Greenway Trail system that runs through Boone.

The neighborhood is easy walking distance just across US 421 to the new Watauga County Park on the New River.

When my family moved here we waited for four years to find a place in one of the few traditional neighborhoods in the area. The supply of existing homes was so limited that we had to build our own house and go through the stress and uncertainty of that process. We hurried to get our exterior construction done before winter set in, but the rain slowed us down, and the winter caught us. The process became more difficult in the winter. Our building materials suffered, and the ground couldn't heal from all the activity until spring.

When we were fortunate to accumulate the land for Hampton Estates, the leaders in the High Country were just coming to the realization that there was a real need for housing that could be afforded by the people who live and work in the area, people like my family. Our own experience and the obvious need for a new traditional neighborhood resulted in the development plan for Hampton Estates.

Major metropolitan areas have the benefit of low land costs, town provided sewer and water and mass transit. This attracts volume home builders who use the latest techniques and materials to provide good value for home buyers. The High Country is characterized by high land cost, the use of wells and septic systems, and custom building. This results in building costs averaging over $150.00 per square foot, excluding land, well and septic. The town of Boone has one of the few sewer and water systems in the area and provides mass transit through its Appalcart bus system. Hampton Estates is located in the Town of Boone and benefits from these systems. However, land costs remain high.

From the beginning, we made the commitment to provide a unique housing opportunity in the town of Boone. With sensitivity to the needs of the community and the environment, we worked with the town's planning department and outstanding engineers and architects to make
Hampton Estates a traditional neighborhood that also incorporates the newest methods and materials.
To provide the same benefits enjoyed by volume builders, we researched and selected the industry leader, R-Anell Homes, as the company to build a portion of our custom designed homes.
By using a systems building process, we benefit from volume buying power for materials, and we practically eliminate the impact of weather on the home during construction. In addition, we have the added benefit of minimizing the period of time the soil is disturbed and the
impact of construction on the environment.

Some of the best known professionals in our area have helped with the planning process so that we could bring you Hampton Estates, the first and finest development of its kind in Boone.

Land Design, Inc., who designed the ultra-exclusive Diamond Creek Club in Banner Elk and the magnificent planned community of Grande Dunes in Myrtle Beach, prepared our land plan including landscaping and soil and water conservation engineering.

Our architects, The Wilson Group from Charlotte, have designed our ArtCraft™; homes that reflect the Arts & Crafts style including elements such as shed dormers, wide picture frame molding around windows, use of several different exterior materials for foundations, walls, gable ends, columns, walkways, etc.

R-Anell Homes from Denver, NC, who recently received top national industry awards, will be building a portion of our homes at their location which minimizes the impact of construction in our neighborhood and allows us to continue to build homes without negative impact on the land or materials due to inclement weather.

Each of our homes will be finished on site by our own home-building company that can also provide whatever additional customization you may desire.

With home ownership starting at $125,000, our neighborhood will provide a variety of home-ownership experiences to suit every budget and family. Qualified potential homeowners can sit down with our mortgage specialists from BB&T and obtain the most favorable financing available to match their budget. As soon as the land development is complete, we will have fully decorated model homes for you to enjoy and decide which of our homes best suits your needs.
Our ArtCraft™; plans for single family homes, town homes and condos can be accessed in the "Interractive Floor Plans" section and will include:

About Our Community

Welcome to Boone, NC, The High Country
and Hampton Estates

When you decide to live in Hampton Estates you will become a part of the community of Boone and The High Country.

From the highest peak and the deepest gorge east of the Mississippi, to the second oldest river in the world, the High Country is not a land of mediocre proportions.
The "New River," is actually the second-oldest river in the World--second only to the Nile.
In 1998, President Clinton designated the New River as an American Heritage River
on a ceremony on its banks in the High Country.
Hampton Estates overlooks the New River and has easy access to the county's newest park on the river.

"Intellectual and eclectic, rugged and refined are words that define the High Country. The towns of Boone, Blowing Rock and Banner Elk burst with culinary sensations, art galleries and music festivals, all set in the rugged beauty of the Blue Ridge Mountains. From mild to wild, there is something for everyone tucked in the hillsides of the High Country." (Charlotte Observer 5/14/04 )

Boone is the Heart of the High Country and the premiere "quality of life" community of
the Blue Ridge Mountains. Consistently ranked as one of the "Best Small Towns in America ," Boone is a bustling university town and the center of tourism and commerce for the region. Known for its excellence in health care, education, shopping and the arts, Boone offers a palate of opportunity surrounded by four seasons of changing scenery. Boone is the county seat of Watauga County in northwestern North Carolina and has a land area of 321 square miles and adjoins Tennessee.
Elevations range from 2,000 to 6,000 feet above sea level. Boone has an area of about 4 square miles and an average altitude of 3,333 feet above sea level; as a result some refer to Boone as the Kilometer High City.

Every season in the High Country provides some of the most beautiful scenery imaginable,
making it hard to stay inside.
Summer yields a lush green landscape and blooming rhododendron. With high temperatures in the seventies and nights cool enough that you may want a sweater, Summer provides ample opportunity to enjoy the outdoors both day and night.
Fall brings an explosion of color and a little nip in the air that signals the approach of
ski season and the holidays.
Winter's blue skies are crisp and crystal clear. Before the snow even falls the ski resorts are offering plenty of outdoor activities thanks to the latest in snow-making equipment.
Spring skiing has become a common occurrence here and precedes the burst of spring color from the wildflowers that decorate our hillsides and gardens.

With four seasons to enjoy, Boone and The High Country offer excellent recreation, education, health care, employment and enjoyment opportunities for every member of the family and for every lifestyle.
